The site lies to the north of Owlcotes Road, opposite its junction with Ingham's Avenue. It comprises an irregular-shaped parcel of greenfield land extending to a gross area of 5.5 acres (2.23 hectares).
It is bounded to the north by grazing land and woodland and to the west by residential areas consisting of traditional two-storey semi-detached dwellings along Hillfoot Drive, Hillfoot Crescent and Hilfoot Avenue.
The eastern boundary is bounded by grazing land and a Yorkshire Water Service Water reservoir. There are extensive residential areas to the south and west.
The site lies 1 mile to the north west of Pudsey town centre and 0.5 mile from Bradford Road (A647) and Leeds' outer ring road. The site benefits from excellent connectivity to the wider road network via the M621 and M62 motorways.
New Pudsey railway station is 1.2 miles to the north, providing direct connections to Leeds and Manchester stations.
There is a good supply of local schools, including Pudsey Bolton Royd Primary School (rated as Good by Ofsted), Pudsey Waterloo Primary School (rated as Requires Improvement) and Pudsey Grangefield School (rated as Good).
